We built the shed a couple years ago, and knew that the metal roof did not meet HOA standards. It was many hundred dollars cheaper though and we built the shed directly behind the house and it's not easy to see from the street, so we decided to risk it. We got away with it for several years, but when the HOA changed management companies, they send spies around looking for infractions and we got caught. We were given two months to replace the metal roof with tiles that match our house.
After some research and searching, we were able to get enough materials from a tile graveyard for a fraction of what they would cost new. Thanks to Covid supply and demand issues and the dramatically increased price in lumber, the relatively minimal amount of wood he needed cost just as much as all the tiles! After about $1,000 and a few days of terrifying hard labor in some crazy weather (blistering heat, sudden monsoon rains, and amazing blue skies) Matthew successfully, albeit grudgingly, got our shed in compliance with the neighborhood rules.
We have to replace the pavilion roof too, but for some reason they gave us a whole year to do that. Needless to say, we are NOT big fans of the HOA.
